According to the U.S. Department of Energy about 20% of the energy we use is to power commercial buildings. We can all agree that if we’re using energy, it should be used efficiently. Don’t green buildings cost more? Why bother trying to save a few bucks. 

For starters, green buildings don’t have to be more expensive. According to the 2016 World Green Building Trends Smart Market Report, green buildings are about 14% less costly to operate than traditional buildings. And with the right approach, they can be less expensive to build, too.

How modular buildings can be energy efficient

And if cost wasn’t enough of an incentive, consider how much good you can do for the planet. Buildings account for 38% of carbon dioxide emissions. The Benefits of Leasing a Modular Building

Are you in need of additional space but don’t want to invest in a permanent structure? Most modular construction providers give you the option to lease a building instead of outright purchasing it. Even better, modular providers oftentimes have existing inventory readily available which is a great way to save time and money.

When you lease a building you avoid the hassle of borrowing funds, and chances are your lease payments will be less than a financed purchase. This also means you don’t have to worry about your building depreciating in value. General wear and tear on your building is often not your responsibility, and neither are large expenses such as structural repairs. Lastly once your lease is up, the building will likely be reused making leasing an environmentally-friendly option as well.

Before you lease a building, you should determine how long you’ll need the extra space and if you plan to purchase the building upon the time of renewal. At SMM we offer two different types of leases:

Operating Leases: Lease a modular building for a minimum lease term and then return the building to SMM, renew the lease, or purchase the building at fair market value.

Capital Leases: Lease a modular building for a specified lease term (typically up to 5 years). You then have the option to purchase the building for a very small amount. Under this lease, SMM transfers title to the building when all of the lease payments and agreed upon purchase option price is paid in full.

Modular Building Codes, Permits and Certifications

Just like site-built construction, modular construction must be built to meet proper codes and requires you to obtain certain building permits. Building regulations vary from project to project depending on location of installation as well as the intended use for the building. Your modular construction provider will work with you to secure the necessary permits, be that local or county, and will ensure your structure will pass inspection prior to occupation.

Modular buildings are constructed in compliance with the International Building Code (IBC) as well as any relevant local or state codes. Permits you may need include foundation and building for any demolition and for all new construction, plumbing, electrical, mechanical, and water when adding a new connection.

Following the permit process, building inspections must take place as well. Modular construction is inspected during the manufacturing process which helps mitigate any issues prior to installation.

SMM Builds Modular Oncology Center

We are proud to announce the completion of our latest project, a 6,000 sq ft freestanding radiation therapy center built for the Inspira Medical Center. Located in Woodbury, New Jersey, the facility will supplement their current treatment program with its Varian Linear Accelerator Therapy equipment, a new CT simulator, state-of-the-art examination rooms, offices and other patient areas for a fully FGI compliant freestanding facility. 

The facility was specifically designed to promote serenity for patients receiving treatment. To create a welcoming and comfortable environment, we put heavy emphasis on the aesthetics of the building from the ambience of the inviting reception area to the peaceful treatment rooms. To deliver an unmatched patient experience, the center was built to allow for great natural light provided by a clerestory skylight, frosted windows that can withstand radiation exposure in the treatment rooms, as well as healing gardens. For a modern-looking facility that houses the latest technology in cancer treatment, we featured a contemporary color palette throughout as well as exterior finishes that resemble wood, stone and stucco. A curtain wall was installed at the front of the building and a storefront panel system to provide even more natural lighting. 

The therapy center was assembled for permanent use and utilized both modular block construction and modular construction.
